Your Landlord and You
Why should you care about making friends with the landlord? You pay him and he lets you lease his place. Simple right? Well, kissing up to the landlord can have some perks.
Try to get on a first name basis with him. This way when you call, he will know who he is talking to. More than likely he has more than one piece of property and deals with college students on a daily basis. Make sure you set yourself apart from other tenants.
So what could you possibly gain by buttering up to the landlord? A lot actually.
- For starters he will be much more lenient on you when the rent comes due. If he knows you and your situation he may be apt to waive any past due fees associated with paying the rent late.
- If you run into problems with your place, you may be able to get him out to fix the problems much quicker than if he did not know you.
- If he knows you and likes you, you may be able to sign a more favorable contract if you agree to lease with him next year. Maybe you could get a 9 month lease so you don't have to pay rent while you are not living there during the Summer. Even if you cannot get a 9 month lease you may be able to persuade him to let you sublease your place if he trusts you.
- Also, landlords often raise their price from year to year. If you have rented from him previously and he decides to raise the prices, you may be able to get him to lock you in at your current rent.
That ought to give you a little extra money at the end of the month. Not too shabby huh? You never know what you may need from the landlord so keep in touch with him and make sure he know who you are.
